Which changes what an owner should spend their attention on. Outside the accident potential zones there is no replacement ceiling, and on housing built under rules close to current ones there is generally no nonconformity to protect.

The Build Decade Does the Work
Housing across this side of the city spans several decades and the difference matters after a fire. Earlier construction uses dimensional lumber of larger section, which chars rather than failing at connections and can frequently be assessed, cleaned back and retained.
Later construction moves toward engineered roof trusses and floor systems, which are efficient and unforgiving. Once heat has compromised the connections the assembly comes out whole rather than being repaired in sections.

Slab Construction Is the Common Unknown
Where a house sits on a slab, heat damage to the slab is invisible and becomes the largest uncertainty on the file. Where there is a crawl space, the structure can be examined from beneath, which removes much of that uncertainty cheaply.
Buyers discount hardest for what they cannot rule out, so on slab-built stock an inspection frequently pays for itself several times over in the offers it produces.

Work to repair, rebuild or replace must comply with the Uniform Statewide Building Code at section 36-97 and following. That code is the same everywhere in the state, so a contractor's familiarity with the technical requirements transfers across the region even where their familiarity with zoning does not.
