Is There a Navy Easement on the Title?
Easements acquired around the base generally prohibit residential development and sit in the property records rather than the zoning ordinance. A title search finds them.
What Exactly May I Put Back?
Near the base, a replacement of equal or lesser density or intensity. An intensity and compatibility determination is obtained by letter to the zoning administrator.
Do Floodplain Requirements Apply?
The statute expressly requires the work to comply with local floodplain regulations adopted as a condition of NFIP participation. On coastal and low-lying parcels ask early.

Does My Fire Count as an Act of God?
The statute says natural disaster or other act of God. A lightning strike sits comfortably inside that; a wiring fault is far less obvious. It is a Virginia land use lawyer's question about your facts, and a buyer confidently assuring you either way is overreaching.
Has My Nonconforming Status Already Lapsed?
Depends on the ordinance, the dates and what has happened in between. Worth proper advice rather than a guess, particularly if the fire was some time ago.
